Can you hold a place before I apply?
No, we do not hold properties before an application is submitted. To secure a rental, you must complete the application process and be approved. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, you will need to pay the first month’s rent and security deposit before moving in. If your scheduled lease start date is more than 10 days from the end of the month, you will pay a pro-rated rent. If it is 10 days or less you will pay the pro-rated rent as well as the following month of rent. -
How old do you have to be to apply?
You must be at least 18 years old or a legally emancipated minor to apply for a rental property. Every adult occupant (18+) must submit a separate application. An adult who has been ruled by a court of law to be legally incompetent does not need to apply, however they must be listed as an occupant and legal documentation provided. -
Is the deposit refundable?
Yes, the security deposit is refundable, minus any deductions for unpaid rent, damages beyond normal wear and tear, or other lease violations. The final disposition of the deposit follows state laws regarding refund timelines and required documentation. -
Who needs a cosigner?
- Formatic Property Management, Inc does not allow Co-Signers except for:
- Student housing where all occupants are registered students.
- Occupants on a Student Visa
- Formatic defines a cosigner as a non-resident. The cosigner must meet stricter financial and credit requirements and will be legally responsible for the lease if the resident fails to meet their obligations.

You have a property I want to rent. How do I apply?
- Visit our website to submit an online application. Each adult applicant must apply separately and meet screening requirements, which include credit, background, income verification, and rental history checks.
- Your application is considered complete and is run only when all adults in your application group have applied and have submitted the required documents.

How do I pay rent?
Rent is paid through our online resident portal, where you can set up one-time or automatic payments using your bank or credit/debit card options. We also have additional payment options such as mail, delivering in person to a Formatic office location, and cash payments via third-party locations. Fees may apply for certain options. -
I want to get a pet. What do I do?
- We love pets! Our policy is that unless a property specifically opts out, verified pets are always permitted. Over 99% of properties we manage allow them!
- For cats and dogs, there is a limit to a total of two in any combination (two cats, two dogs, or one of each).
- Before bringing a pet into your home, you must submit a pet request for approval. Formatic does not have breed restrictions; however, you should check with your city, county, and HOA (if applicable) to ensure there are no restrictions that they apply.
- If approved, you will submit your potential pet’s information through formatic.petscreening.com, where it will receive a FIDO score of 1 to 5 based on its breed, behavioral history, and history of care, such as vet information and vaccinations.
- Your base rent may be increased based on your pet’s FIDO score. You will need to comply with all lease pet policies, including screening, additional inspections, and property requirements.
- Unauthorized pets are a lease violation and may result in fines or lease termination. Authorization is needed in advance for keeping reptiles (snakes, turtles, lizards, etc.), amphibians, rodents (hamsters, rats, gerbils, etc.), rabbits, spiders and scorpions, and other small or caged animals. Depending on the animal and situation, pet screening may not be needed, and there may be reduced or no additional rent increase; however, we must still know of and approve them in advance.
- Authorization is not needed for fish tanks 20 gallons or less.
- Verified Service or Emotional Support Animals are screened for free and are not subject to increases in rent, pet insurance, or pet limitations. Verification is performed through a 3rd-party Service and ESA verifying company.

I want to move out, but my roommate wants to stay. What do I do?
You will need to submit a request to be removed from the lease. The remaining roommate(s) must qualify to continue the lease on their own or secure a replacement tenant approved through our standard application process. Lease modifications may require a Lease Change Fee and written approval from all parties. If all parties do not agree to remove you from the lease, you are legally liable for rent and damages until the property is fully vacated by all occupants. Exceptions exist for domestic violence based on state law and documentation requirements. -
My lease expiration is coming and I want to move out. What do I do?
You must submit written notice through your Resident Portal of your intent to vacate at least the required number of days in advance as stated in your lease agreement. Be sure to follow all move-out procedures, including cleaning, returning keys, and completing any final inspection requirements. -
Who is responsible for paying for repairs & maintenance requests?
The Housing Partner is responsible for most repairs and maintenance, except in cases where damage is caused by the resident, guests, or negligence. Routine maintenance requests should be submitted through the resident portal , and emergency maintenance issues should be reported immediately.
